Lomborg Properties distinguishes itself from other real estate companies by being a sole trader. This means that I personally handle the entire sales process from first client inquiry until the takeover of the newly acquired property. Most other real estate agents here on the Costa del Sol are organized with a separate telemarketing and sales organization. As a result, clients will experience that the initial communication is handled by a telemarketing agent and once the telemarketing agent has booked the customer for a viewing trip, the sales agent takes over. In addition to being impersonal, relevant information is often lost during the handover process. That is why I, at Lomborg Properties, I have chosen to operate the company as a sole trader. The fact that I personally take ownership of the entire sales process ensure a more focused approach and is more reassuring for the customer.

Since I anyway handle the process, it makes sense to use the interim period—from the first inquiry until the client comes down to view—to inform the client about the buying process, buying costs, market situation, and, not least, to clarify the client's property criteria. If the clients are currently not aware of their criteria, I will assist the client in outlining some general criteria. Once the criteria are somewhat defined, I will send the clients examples of matching properties. This process will result in us ending up with a list of potential list of properties to view. This exercise serves as a reality check and assessment. Hence the client receives specific property suggestions and based on them get an idea of what is available on the market and what the current price level is, allowing for any unpleasant surprises—such as unfounded expectations of price level. Another advantage of preparing as much as possible before the client arrives on the coast, directly translate to fewer property viewings and subsequently save the client’s valuable time on the coast.

Another advantage of not being a large company is that at Lomborg Properties, do not have the same cost level, particularly salary expenses for sales and telemarketing agents as my competitors do. By being myself, I have minimal cost base thus much less dependent on constantly having to sell and close deals. This means that I can dedicate sufficient time to each individual client and focus on identifying the right property without forcing the clients’ decision-making process, which is often the case with the larger companies.

Lomborg Properties also differentiates itself by not having its own listings or properties for sale. Needless to say I have, like all other real estate companies, access to and can sell properties from all other firms as well as all the new projects, but these are not my own listings. All other real estate companies here on the coast have a portfolio of properties they have listed. When they sell one of their own listings to their own clients, they retain the entire sales commission, instead of having to share it with another agency, thereby achieving full commission for the sale. The financial incentive they gain from selling their own listings to their own clients obviously makes them try to show- and sell their own listings rather than listings from other companies, which means that the customer might not see the best properties, but instead the agencies’ own listings.

Since I do not have my own listings, I do not have any preferences to what I show- and sell, allowing me to focus instead on presenting the best-matching properties and optimizing the chance of achieving the best match for the customer. I believe as a principle that it is not an optimal situation for customers to try, at once, to be both a seller's- and the buyer's agent. Therefore, based on an arm's length principle, I have chosen not to have my own properties for sale.
